EP02: What DSCR Ratio Do You Need to Qualify for a Loan?

This is the first number every investor asks about, and the honest answer is: it depends on the lender, but there's a well-understood range.

The general bands:

  • 1.25 and above — Strong. Most DSCR lenders view this as an easy approval, often with their best available pricing.
  • 1.00 – 1.24 — Acceptable to most lenders, though you may see a slightly higher rate or a larger down payment requirement as the ratio gets closer to 1.0.
  • 0.75 – 0.99 — Some lenders will still approve here, but expect tighter terms: more money down, a rate premium, or both.
  • Below 0.75 — Very few lenders will touch this without a significantly larger down payment to compensate.

Why 1.0 is the psychological line. At a DSCR of exactly 1.0, the property's rent exactly covers PITIA — nothing extra for vacancy, repairs, or a bad month. That's why most lenders set their real comfort zone somewhat above 1.0, even if their stated minimum is lower.

What actually moves your DSCR:

  1. A bigger down payment — this is the lever most investors reach for first. Less loan means a smaller PITIA, which mechanically raises your DSCR.
  2. A lower purchase price or a better negotiated offer — same effect, from the other direction.
  3. Higher actual or achievable rent — sometimes the fix isn't the financing at all, it's confirming you're underwriting to market rent, not a stale or conservative number.
  4. Rate buydowns — paying points to lower your rate reduces the monthly payment, which helps the ratio, though it adds to your cash-to-close.

A quick gut check: if a lender tells you their minimum DSCR is 1.0 but your deal only pencils to 0.85, don't assume the deal is dead — ask what down payment or rate adjustment would get you there. DSCR requirements are often a dial, not a wall.
