EP05: What Credit Score Do You Need for a DSCR Loan?

Since DSCR loans skip personal income verification, a lot of investors assume credit doesn't matter either. It does — credit score is one of the few personal factors that still carries real weight in DSCR underwriting.

Typical minimums:

  • 680–700 is a common baseline minimum among DSCR lenders, though some will go lower with compensating factors (a larger down payment, a stronger DSCR, or cash reserves).
  • 720+ generally unlocks better pricing — DSCR loans are rate-sensitive to credit the same way most investment property loans are.
  • 740+ tends to get you into a lender's best available tier, especially paired with a DSCR above 1.20 and 25%+ down.

Why credit still matters even without income verification. A DSCR loan is still a loan to a person, secured by a property that person owns and manages. Lenders use credit score as a proxy for how reliably you've handled debt in the past — it's one of the only windows they have into your financial behavior once income documentation is off the table.

If your credit is on the lower end: you're not automatically disqualified, but expect the lender to lean harder on the other levers — a bigger down payment, a stronger DSCR, or larger cash reserves after closing. Some DSCR programs have specific credit tiers (620+, 660+, 700+) with correspondingly different rate sheets, so it's worth asking a loan officer where your score actually lands you rather than assuming.

A tip if you're rebuilding credit: DSCR lending can be more forgiving than conventional financing around certain credit events (like a past bankruptcy or foreclosure), often with shorter seasoning requirements. If conventional financing has you locked out for a few more years, it's worth asking a DSCR lender specifically about their seasoning rules.
