EP06: How Much Down Payment Does a DSCR Loan Require?
This is usually the second question after "what DSCR do I need," and for good reason — down payment is often the biggest lever you control.
Typical range: 20–25% down. Most DSCR programs sit in this band for a standard 1–4 unit rental purchase. Some lenders will go as low as 15% for exceptionally strong files (high credit score, strong DSCR, significant reserves), and some will require 25–30% for weaker files or higher-risk property types.
What pushes your required down payment up:
- A DSCR below 1.0 — a weaker ratio often gets offset by a bigger down payment
- Lower credit score
- Limited cash reserves after closing
- Property types some lenders view as higher risk (rural properties, unique construction, certain condo types)
What can pull it down:
- A strong DSCR (1.25+)
- High credit score (740+)
- Significant post-closing reserves
- An established relationship with the lender or a track record of successfully managed rentals
The down payment and DSCR relationship, in practice. These two numbers are directly connected: a bigger down payment means a smaller loan, which means a smaller monthly payment, which mechanically improves your DSCR. If a deal's DSCR is coming in at 0.85 and the lender's minimum is 1.0, increasing your down payment is usually the fastest lever to pull — sometimes just a 5% bump in down payment is enough to cross the line.
Don't forget cash-to-close isn't just the down payment. Budget for closing costs (typically 2–4% of the purchase price) and any rehab or turn costs on top of your down payment — lenders will want to see you have that full amount available, not just the down payment figure.
