EP04: Can You Use a DSCR Loan for a 1–4 Unit Property?

Yes — and this is actually the sweet spot for most DSCR lenders. DSCR loans are built around residential-scale rental property: single-family homes, duplexes, triplexes, and fourplexes. Once you cross into 5+ units, you're generally in commercial lending territory, with a different set of underwriting rules entirely.

Why 1–4 units is the target zone:

  • These properties still qualify for residential-style DSCR underwriting, which tends to be faster and more standardized than commercial loans
  • Rent comparables are easy to source (Zillow, Rentometer, local MLS data), which makes the DSCR calculation straightforward for both you and the lender
  • Loan terms are typically more investor-friendly — 30-year fixed options are common, which isn't always true in commercial lending

A note on single-family (1-unit) deals. Some investors assume DSCR loans are only for multifamily. They're not — a single-family rental can absolutely use DSCR financing. It's a useful option if you want to compare a single-family acquisition against a 2–4 unit alternative using the exact same underwriting lens, since the DSCR math works identically regardless of unit count.

How unit count affects your DSCR. More units generally means more total rent, which usually — though not always — means an easier DSCR. A triplex splitting $3,600/month across three units often has more income cushion than a single-family home renting for $1,800, even at a similar price point, simply because you're not relying on one tenant to carry the whole payment.

One thing to watch: with multi-unit properties, make sure you're underwriting actual or realistic market rent per unit, not an optimistic blended average. A vacant or under-market unit can quietly drag your DSCR down even if the other units are performing well.
